Tim McDaniel owns and operates MEI, a small business concern devoted to the evaluation of
environmental hazards affecting our lives. Lead, Mold and Radon are the most familiar environmental
concerns. Water quality, carbon-monoxide, asbestos and underground tanks are also common concerns,
especially during real estate transactions.
I have performed over a hundred Commercial/Industrial Environmental site Assessments (Phase I ESAs) and
managed numerous State and Federal Funded Clean-ups (Superfund Sites) and worked extensively as a Health
and Safety Officer performing air-monitoring for worker safety and public safety. Please allow me to

MEI Price List
Radon-in-Air $ 140 Total Service that includes two test results.
includes three test kits placed and retrieved at your home or office,
detailed report of results and recommendations.
MEI will provide a Continuous Radon Monitor that provides hourly radon readings and immediate results for an additional $30 fee
Lead Hazard Screen $ 240 Total Service as described below.
includes eight (8) wipe samples and / or soil samples of probable areas of concern at your home or office, detailed report of laboratory results and recommendations.
Small particles of lead paint in household dust and soils surrounding the house is the primary cause of elevated lead levels in young children.
Mold Concern $ 150 Per specific area or concern EXCLUDING sample costs.
for inspection of a specific area of mold concern to verify the presence of fungal growth, species of growth and the source of the moisture feeding the growth consistent with EPA and New York City Health Department (current authority on mold issues). See below what constitutes a mold concern as defined by the EPA/NYC Health Department. Above price excludes sampling costs that vary with the specific circumstances.
Mold Hazard Screen $ 250 Per single family home or similar sized office space Excluding sample costs.

Mold sampling costs vary with the nature and quantity of "Red Flags" discovered during the inspection. Mold Sample costs are as follows:
Swab or Tape sample $ 80 each
Bulk sample $ 90 each
Initial pair of Air Samples $ 220
Additional Air Samples $ 100 for each additional sample
General requirments:
MEI market area includes the Greater Lehigh Valley, generally within 20 miles of center city Allentown, including all of Lehigh and Northampton County, Upper portions of Montgomery and Bucks County, Eastern Berks County. Properties located farther away are negotiable, budget $1 per mile extra beyond 20 miles".
What is an Environmental "Red Flag" ?
For radon, any house, school, office or occupied building situated in or on the ground that has not been tested for Radon-in-Air. This would include slab-on-grade construction, buildings with crawlspaces, basements, root cellars, split-level foundations, even if the lower level is not occupied as soil gases can rise into the occupied spaces.
Testing for Radon-in-Water is not recommended unless you have a water well and tested above 4.0 picoCuries per liter for Radon-in-Air !
For Lead-Based Paint, any house, school, office or occupied building built before 1978 that has not already been certified to be free of Lead-Based Paint Hazards.
Houses in "good condition" usually pass the stringent EPA / HUD guidelines for a Lead Hazard Screen. Expensive "Lead Remediation" is not always required to render an occupied space "safe" for occupation.
For Mold, any visible indication of mold, moisture or water damage. Also areas where allergenic reactions are noted, even when no visible "Red Flag" are apparent.
Houses in "good condition" are usually free of "Red Flag" circumstances and do not require further inspection for Mold concerns.
